The Competition will be conducted in the form of a competition workshop with the following parameters:
The scope of this Competition is to identify and reward the optimal urban and architectural design which will complement the urban fabric of Vršovice by developing the site between Kodaňská, Kavkazská, and Moldavská streets. The Client’s intention is to build residential housing with retail on parts of the ground floor that will activate the adjacent streets and suitably complement the amenities of Vršovice. The project also includes the construction of a kindergarten according to the requirements of the City of Prague.
The competition brief follows on from the Planning Agreement concluded between the Client and the City of Prague and the Cooperation Agreement between the Client and the Prague 10 Municipal District. The Planning Agreement also includes a Regulatory Drawing specifying the basic parameters of the new urban block.

The Client will negotiate with the winner of the competition to finalize the design into a study with design code elements for the entire area and to prepare project documentation for the part where Daramis is the investor. In the part belonging to the City of Prague, the study with design code elements will serve as the basis for a tender for the subsequent stages of project documentation for this self-contained residential building.
Kodaňská Office Center from Daramis Group
Kodaňská Office Center s.r.o. company, part of the
Daramis Group, is the majority owner of the land and the Client of the
competition. It is also the main investor of the implementation of the new
block, public spaces, and kindergarten.
City of Prague
The City of Prague represents the public interest and
the needs of the city's residents. It has concluded a Planning Agreement with
Kodaňská Office Center company, which sets out the basic rules for the
residential block and the preliminary specifications for the kindergarten. At
the same time, the City owns part of the land and is the investor of the
building on the eastern corner of the block. Representatives of the city are members
of the dependent part of the Jury and will thus participate in the selection of
the winning design.
Prague 10 Municipal District
The Prague 10 Municipal District represents the
interests of the residents of Vršovice and the entire district. It has signed a
Cooperation Agreement with the Client for the preparation and implementation of
this project. Representatives of the Municipal District are also part of the Jury
and will thus participate in the selection of the winning design.
ONplan
ONplan is the organizer of the competition and it is
also coordinating the preparation of the competition brief, involving the
public and key stakeholders in the preparation of the competition, and
administrating the competition itself.
