"Kodaňská 1441" is the international competition launched by the developer Daramis for Vršovice, a vibrant district located in the centre of Prague. Leading architectural firms are invited to apply and propose innovative solutions to transform an existing administrative building plot into a new contemporary urban block. Registration runs until 12 January 2026.

The objective of the architectural competition is to formulate compelling design proposals for a mixed-use urban block featuring residential and retail units, public spaces, and a stand-alone kindergarten. The total gross floor area of the entire block is 64,000 m2.

The competition brief builds upon a masterplan derived from the agreement between the site developer Daramis and the City of Prague, which establishes the key spatial and regulatory parameters for the site and frames the project’s wider urban ambitions.

The jury, chaired by the Dutch urbanist Kees Christiaanse, includes Czech architects, urbanists and landscape architects, as well as representatives of the City of Prague, the Municipal District Prague 10 and the investor.

Daramis, the competition client, is a Czech development company with a strong focus on residential projects. “Our ambition is to transform Kodaňská 1441 into a modern, vibrant and sustainable urban block that will offer high-quality housing together with well-functioning public spaces naturally connected to the surrounding neighbourhood of Vršovice. We believe the competition will bring forward innovative proposals that respect the local character while responding to the needs of contemporary urban life,” says Omri Sivor, founder of Daramis.

Kodaňská 1441 competition will be organised in the form of three workshops, during which the jury, the client, and other key stakeholders will engage in dialogue directly with the competing teams. Applications, including portfolio with reference projects, may be submitted until 12 January 2026. The jury will select up to seven teams for the first round and then shortlist up to four teams at round two of the competition. The winner will be announced in the middle of next year 2026.

“All teams shortlisted for round one and round two will be remunerated. The total sum of rewards is EUR 218,000,” explained Karolína Koupalová from ONplan, the planning consultancy, which is organising the architectural competition.
